Powell River sits on the upper Sunshine Coast, two ferries and a world away from the Lower Mainland. People come for what a home costs here compared with Vancouver or the Island, and they stay for the reasons that never show up on a listing sheet: a hospital and a university campus in a town this size, a working waterfront, and neighbours who notice when your car isn't in the driveway.
The Sunshine Coast Trail runs 180 kilometres through the back of it. Desolation Sound is up the highway. Powell Lake starts at the edge of town. If you have ever thought your weekends should look different than they do, this is the argument for it.
It's also a small market, which means the difference between a good purchase and an expensive mistake usually comes down to knowing the specific street, the specific well, the specific rezoning nobody has announced yet. That's the part I bring.
forum Ask Me Anything About Moving HereNine distinct places, nine very different daily lives. Here's the honest version of each.

The everyday heart of Powell River. Marine Avenue shops, the ferry terminal, the hospital and Brooks Secondary are all within reach, and it holds the widest range of price points in town, from starter condos to ocean-view family homes.

A National Historic District, and it feels like one. Character homes from the 1910s and '20s, the Patricia Theatre, mature streets and a fiercely proud community. Heritage homes reward buyers who know what to look for, and what to budget for.

The end of Highway 101 and the gateway to Desolation Sound. Waterfront, acreage and a small-village pace about 25 minutes north of town. Popular with people buying a life, not just a house.
Tight-knit, walkable, and one of the better value pockets in the city. Great for first-time buyers and families who want a yard without a commute.
Elevated, green and spacious, larger lots, big views over Powell Lake and the strait, and a genuine neighbourhood feel just north of the bridge.
A short ferry from Westview. Acreage, waterfront and true quiet, with its own school and community. Ask the water, power and access questions early.
South of town near the ferry to the Lower Mainland. Waterfront and recreation property, and the practical choice if you travel to Vancouver often.
Rural lots and beach access south of the city. Popular for people who want space and a shoreline without going fully off-grid.
Ocean-side acreage, the golf course, and some of the calmest waterfront in the region. A quiet, established pocket that rarely turns over.
Powell River is more than a place to live. It's a lifestyle. Explore the schools, restaurants, recreation, and community resources that make this town so special.
We are incredibly grateful for Debbie's support in helping us purchase our new home. From our very first meeting, it was clear how dedicated and professional she is. Her efficiency in lining up homes that met our needs was truly remarkable and made the whole process so much easier. Debbie always had our best interests at heart and took the time to understand exactly what we were looking for.
Her attention to detail, responsiveness, and unwavering support were invaluable. We are thrilled with our new home and couldn't have done it without her. We will definitely be recommending her services to anyone in need of a real estate agent.
The questions I get asked most, answered the way I'd answer them over coffee.
I list and sell homes right across the qathet region, Powell River (Westview, Townsite, Cranberry, Wildwood), plus Lund, Black Point, Myrtle Point, Saltery Bay, Texada Island and Savary Island. If it's on this stretch of coast, I know it.
Every home is different, so I don't give drive-by guesses. I'll walk through your place, compare it against what has actually sold nearby in recent months, and give you a written evaluation. It's free and there's no obligation to list.
It depends on price point, condition and season. Waterfront and well-priced family homes move quickly, while acreage and specialty properties take longer. I'll give you a realistic timeline for your specific home before we list, not an optimistic one.
Typically REALTOR® commission, legal or notary fees, a mortgage discharge fee if you have one, and any pre-list prep you choose to do. I'll give you a line-by-line net-proceeds estimate up front so there are no surprises at closing.
You don't have to have one, but in most cases the seller pays the commission, so buyer representation costs you nothing directly. What you get is someone reading the contract, the disclosures and the local history of the property on your side of the table.
Two ferries from Vancouver, or a short flight into Powell River Airport. Most people who move here plan a scouting trip first, I'm happy to build a route around neighbourhoods, schools and commute realities so you see the town properly, not just the listings.
Westview for walkability and services, Townsite for heritage character, Cranberry for community feel and value, Wildwood for space and views, Lund and the outlying areas for acreage and quiet. Tell me how you actually live and I'll narrow it down fast.
Yes. Island properties come with their own questions: water, power, access, ferry schedules, seasonal use. Those are the questions that cost people money when nobody asks them. I've handled island transactions for years.
It's a small market, which means it rewards local knowledge and punishes guesswork. Rental demand, short-term rental rules and zoning vary block to block. I'll tell you honestly whether a property pencils out, including when it doesn't.
Talk to a lender before you talk to me about specific houses. Once you know your real number, everything else gets easier, and I'll make sure you understand deposits, subject clauses, inspections and closing costs before you're under pressure to decide.
No. The evaluation is free, the coffee is on me, and there's no obligation at the end of it. Plenty of my conversations are with people who are a year or two away from moving.
Sign up for my listing alerts and you'll get new properties the day they hit the market, filtered to what you're actually looking for. In a market this size, a few days' head start genuinely matters.
Let's chat over coffee, my treat. Pick a local spot in Powell River, or if you're not in town, we'll do a phone call instead. No pressure, just a real conversation.
"No pressure, no obligation, just a real conversation over coffee about what's possible for you."
